"I'm not here to close your deal. I'm here to make sure it's the right deal — for your family, your finances, and where you want to be in 10 years."

Sound familiar?

"I've spoken to agents. It always feels like they just want the commission."
"What if I sell and can't find anything to buy?"
"I don't know if this is even the right time to move."
"I want someone who'll give me an honest opinion, not just tell me what I want to hear."

There's a reason this still doesn't feel settled.

Property decisions are heavy. They touch your finances, your family, your sense of stability. And it's hard to know who to trust.

Most people don't need more information. They need someone who will understand what they're actually trying to achieve — and give them an honest read, even if that means saying "not yet."

I've told clients to hold. I've walked families away from deals they were excited about. That's not a lost deal to me. That's the job.
Let's talk — no pressure
What makes this different

I look at your whole picture. Not just the property.

Before real estate, I spent years in banking. That changes how I see these decisions. Most agents start with listings. I start with questions — so that we know what home really means to you.

01

Financial clarity first

Loan structure, CPF, cash position, the next two moves. Before we talk about any property, we understand your financial picture.

02

Long-term planning

A move today should still make sense 5, 10 or even 15 years from now. Together, we'll map out where you want to be — not just where you are.

03

Honest advice, always

If it's not the right time or the right property, I'll walk you away from it. The only way this works long-term is if I tell you the truth, even when it's not what you hoped to hear.

04

Tailored to your family

Every situation is different. What worked for your neighbour may not work for you. There's no cookie-cutter advice here — just a process built around your goals.

Not sure where you stand?
Let's find out together.

A 20-minute conversation can change how clearly you see your options. No commitment, no agenda — just a straight talk about your situation.

Stories from the work

A few moments from real conversations.

Names and small details kept private. The shape of the situations is exactly as it happened.

The unit that wouldn't sell

Six months on the market. Sold over the weekend.

A family came to me with a ground-floor unit they'd almost given up on. It had been listed for 6 months by other agents — and the price wasn't the problem. Every viewing fell flat.

The issue was how buyers were experiencing the space. I changed the approach — instead of a typical viewing, I focused on helping people genuinely picture themselves living there. Not a showflat tour. A real home.

Sold over the weekend. Sometimes the right perspective changes everything.
First-time buyer
"I had a very specific set of criteria, and Ritchie arranged viewings around my busy schedule and budget. Seeing several units in one afternoon helped me quickly figure out what I wanted. Within two weeks, two ideal homes popped up — and with his guidance on documents and renovation costs, I avoided unnecessary stress. I'm now happily settled in my first home."
Amos Tan, Advertising Professional
Long-term family agent
"Ritchie has been our family agent for years. He is detailed, patient, and always offers perspectives that help us make better property decisions. Responsive and helpful, he gives honest advice we can rely on. With Ritchie, we feel secure and confident about every move we make."
Pamela Ng, Financial Advisor
Right-sizing
"After years in a larger home, we wanted something simpler. Ritchie helped us see the financial and lifestyle benefits of rightsizing, and guided us through every step with patience and clarity. He showed us options that fit our new priorities and structured the sale so we felt secure about the transition. Today, we're enjoying a home that's perfectly suited to this stage of our lives."

Thinking about upgrading or selling? It's normal to feel unsure about where to start. Most families wonder the same things: Do we have enough equity? Is this the right time? What will the numbers really look like?

That's why I put together a simple guide — the kind of questions I walk through with clients before any decisions are made. It's not about listings or sales. It's about clarity.

  • How to check if your home has equity worth acting on now
  • How to see your financial position the way a banker would

Free. No strings attached. Just something to help you feel more confident before you take the next step.

Who I work with

You might recognise yourself here.

Most people who reach out are at one of three points in their property journey.

First-Time Buyers

You want to buy smart — not just buy. And you want to know that the decision today leaves you with good options down the road.

Upgraders

You're ready for more space or a better location. The worry isn't the move — it's the in-between. You need it to go smoothly.

Right-Sizers

The family home has done its job. Now you want to simplify, cash out sensibly, and make the next chapter comfortable.

About Ritchie

A little about me.

I've spent more than a decade helping families make property decisions — and before that, I built a 15-year career in corporate and investment banking. That experience shapes everything about how I analyse and approach your situation.

Property decisions are among the most significant financial and personal moves a family makes. For me, this isn't about pushing a deal. It's about asking the right questions, listening closely, and making sure the advice fits your life. Sometimes that means moving forward. Sometimes it means waiting. Either way, you'll always get the truth.

Every family's journey is different. What worked for your neighbour may not work for you — and that's exactly why I take the time to understand your goals before suggesting any path. My role is to give you the clarity and confidence to make choices that feel right for the long run.

Questions

A few things people often wonder.

Here are some of the questions I hear most often. If yours isn't on the list, don't worry — just reach out and we'll talk it through.

Because I don't just look at the deal in front of us. My banking background means I see property decisions as part of your bigger financial story — your loan structure, CPF, cash flow, and what comes after this move. For most families, that kind of thinking makes the difference between a choice that feels risky and a choice that feels right.

This comes up in almost every first conversation. I plan for it carefully before a listing ever goes up. We map what you're looking for, what's realistic, and structure the sale so the transition is protected. Several clients have moved from one home to the next without any gap in between — and that's exactly the outcome I aim for with you.

No — you won't be pushed into anything. Some of the most valuable conversations I've had ended with me advising clients to wait, because the timing wasn't right. My reputation isn't built on closing fast; it's built on helping families make decisions they feel good about. If waiting is the smarter move, I'll say so — and I'd rather you hear that early than feel pressured later.

No — you won't be paying more than the standard commission. What's different is the care and planning that go into the process. You're not just getting an agent; you're getting someone who thinks through the details with you, so the value comes from the clarity and confidence you gain — not extra costs.

Not at all. Some of the most useful conversations happen early — before a decision is made, when there's still time and space to look at all the options properly. Even if nothing happens for another year, a conversation now can help you see things more clearly.
